Booking & Payment
It is advisable to check on availability before sending a deposit. In order to confirm a booking a £100 refundable security deposit will be required. Bookings without a deposit will only be held as a provisional booking for 7 days and will not be confirmed until a deposit has been received and cleared.
Please note that cheques for the Cottages should be made payable to Alvie Estate, and for the Flats, cheques should be made payable to Alvie House. Payment of over £500 made by credit card will be subject to a 2% commission charge.
Subject to acceptance of the booking, the tenant becomes liable for the full balance of the rental + security deposit of £100 no later than 6 weeks prior to arrival. Should a booking be made within 6 weeks of arrival, full payment must be made at time of booking. Failure to pay the balance of rent by the due date will be treated as cancellation.
Security Deposit
An refundable security deposit of £100 is payable at the time of confirming the booking. You are responsible for any loss or damage, extra cleaning and electricity incurred as a result of your stay. The security deposit will be posted back to you, less any deductions, one week after your departure.
Cancellations
In the event of cancellation which must be given in writing, every effort will be made to re-let the property. Should the property not be re-let, the booking deposit will be forfeited. Should less than 6 weeks notice be given, the Tenant is still liable for the balance of rent due and only if the period is successfully re-let will the Tenant be released from paying the balance of rent due. Sympathetic consideration is given in cases of illnesses provided a Doctor's Certificate is sent to us at the time of cancellation.
Insurance
Guests are strongly advised to take out holiday insurance to cover loss or damage to personal effects and cancellation expenses. We insure our premises against fire etc. but under no circumstances can we be held liable to loss of damage of Tenant's property.
Entry and Departure
Tenancies begin at 4pm on the day of arrival and end at 10am on day
of departure. Where a late arrival is expected it is essential that
we are notified in advance.
Conditions of Tenancy
In no circumstances may the number of people occupying the property exceed the number shown in the details of the property unless agreed in advance. We reserve the right to refuse entry or revoke the booking if this condition is not observed.
The property shall be used solely for holiday purposes and the Tenant shall not sub-let the hired premises, or any part of the hired premises, or any equipment from the hired premises.
The Tenant shall allow the owner or his agent or employees entry to the premises for all reasonable purposes.
The contract effected on confirmation of Booking relates to a holiday let only and is therefore not an assured tenancy in terms of the Housing (Scotland) Act 1988. This confers on the tenant the right to occupy the property for the period agreed for holiday purposes only.
Breakages and Cleaning
Breakages will be charged to the Tenant and must be reported to the Office immediately in order that the item(s) may be replaced before the arrival of the next Tenant. The Tenant should check the inventory on arrival and notify the Office of any discrepancies.
The Tenant should maintain the premises and contents in a clean and tidy condition and leave it in a similar condition on departure. In the event that the property is not left clean, and tidy on departure, we reserve the right to make an additional charge to the Tenant to cover the extra cost of cleaning.
Electricity and Fuel
Electricity is included in the price up to the value of £20.00 per week. The meter will be read before arrival and on departure and electricity used over the value of £20.00 will be deducted from the security deposit.
A supply of wood and coal is also included in the price. Additional logs can be purchased via the Estate Office @ £7.50 per bag.
Linen
Bed Linen, kitchen cloths & bath mat are provided. Guests should supply their own personal towels.
Lost or Forgotten Property
Cost of postage will be levied.
Dogs
Dogs -(charge of £10 per dog.)
Dogs must be kept strictly under control whilst on the Estate and not
permitted to worry livestock. In addition they are not allowed on any
furniture in the properties or in the bedrooms. Any extra cleaning costs
involved will be deducted from your security deposit.
